For Property Owners

Vacancy Is Expensive.
We Fill It Right.

Prenton Realty represents commercial property owners across Naperville and Chicagoland, bringing creative deal structures, honest positioning, and relentless marketing to spaces other firms let sit.

Our Approach

Positioning First, Then Marketing Everywhere

Every vacant space has a reason it is vacant, and the listing brokerage’s job is to find it and solve it, not to put a sign in the window and wait. Sometimes the answer is price. More often it is positioning: the wrong target tenant, an unsolved objection like parking or accessibility, or a deal structure that does not match how operators think.

We structure creative solutions for challenging spaces, such as graduated free-rent structures tied to lease term that let a tenant solve their own objection, and we market across the platforms tenants and brokers actually search, alongside direct outreach to our own operator network, the chamber communities we belong to, and the brokers active in your submarket.

01

Position & Price

A broker opinion of rent grounded in live comps, a clear target-tenant profile, and a plan for every objection a prospect will raise on the tour.

02

Market & Show

Professional listing presence, signage, broker outreach, and placement across the major commercial listing platforms, with every tour handled by a principal.

03

Screen & Negotiate

Financial screening, use and exclusivity review, and lease negotiation coordinated with your attorney, so the tenant you sign is one who pays and stays.

Questions

Landlord Representation Questions

What does landlord representation cost?

Commissions are set by agreement and fully negotiable, and are typically paid on lease execution as a percentage of base rent. You will know the exact structure in writing before we start.

My space has been sitting with another firm. Can you take it over?

Yes, once any existing listing agreement has ended. We will review what has been tried, give you an honest diagnosis, and present a different plan. Spaces that sat for months often lease quickly once the positioning problem is solved.

Do you handle small properties?

Yes. We represent everything from single storefronts and two-suite office buildings to multi-tenant centers. Boutique by design means your property is never too small to get principal-level attention.
